Hey there! Rob Reynar here just checking in. Some good discussion at our Monday Morning meeting this morning about realtors and dealing with market evaluations right now. One of the realtors around the table brought up a scenario that she ran into over the weekend, where she went to a house to evaluate it and the expectations of the seller were quite a bit more than what she felt the market would bear right now. We do run in on that from time to time, I mean hey sellers want the most they can for their home, it's doesn't matter what the market's about. In this case the spread was a couple of hundred thousand dollars, it's interesting coz I've been in that house before, it was about year and a half ago and I had similar results. So there seems to be a trend there but here's my take on it, I think the realtors job is to tell you the truth. They're there to tell you their honest opinion of what the market is about and they need to back that up with statistical data. It's one thing to say this house sold for A, this house sold for B, therefore your house should list for X, whatever. They've gotta have market statistical data to back that up, I think that's the most crucial part, where did they get their number, how are they qualifying their number and do they know their product? Is there product knowledge there? So there's a couple of elements but at the end of the day, whether it's good news or bad news, I think the job of the realtor is deliver you, to you the honest news of the day so that you could make proper decisions. I don't think it does either of us any good, if we just randomly pick a number because you feel that's what you need and just put it out there and hope for the best. This is not a hope for the best market and I think it's best if you hire a professional who's willing to tell you the truth and work for you in that regard.
