Cochrane Market Update - Great sales for Cochrane in the month of September capping off an superb 3rd Quarter. We are selling more homes now compared to the past couple of years. Pricing has obviously changed, but the market is balanced and strong.

Hey there! Rob Reynar here just checking in just wanted to do just a quick update on some of the market stats that we've seen over the past little while. It was a very good quarter three for the Cochrane Market. In fact, I think a lot of people would be surprised to hear that the third quarter of 2009 actually saw more sales than the third quarter of '06, '07 and '08. A really strong third quarter. A hundred and thirty sales in the Cochrane market for quarter three, that compares to ninety last year and that's when the market really started to hit the skids, was in the third quarter of last year. So ninety sales last year, a hundred and sixteen in 2007, that's the great market that everyone talks about. We sold more houses in Cochrane this third quarter. Now, the big change of course is in price, in median price about three hundred and eighty-two thousand. It was four-o-five for this point in 2007 and four-ten last year. So we saw prices going up and took a steep drop after the third quarter of last year. So the pricing is what's changed, the volume is there, really and I've been saying this all year, it is the lower end of the spectrum that's carrying the ball right now. We're having a few high end sales but for the most part, it's the lower end price point that's getting all the activity right now. So, really positive news all around, there is always a seasonal change. There's always a seasonal dip as we head in to the fourth quarter less houses sell, in the fourth quarter then and in the other quarter that's normal but we are seeing brisk activity and rates are still low.
