Hey there! Rob Reynar here just checking in from beautiful Gleneagles in Cochrane. Sometimes I do not know what the Calgary Real Estate Board is thinking. They recently put out a memo to all realtors on in our internal system that they strong advise that we'd be disclosing potential problems in the community of Bow Ridge regarding retaining walls. Now, there's been no confirmation of any problems. The town has just started the engineering process to see if there is a substantial problem and what it would take to remedy the problem if there is one. Lots of ifs, lots of buts, I don't think that's what the Calgary Real Estate Board should have done, they basically said to all realtors in the Calgary Real Estate Board, "Beware of Bow Ridge, you probably don't want to take your buyers there". I don't think that's the right thing to do. I think it sets a dangerous precedent. Here I am in Gleneagles, I am in the villas at Gleneagles. To date, the Villas of Gleneagles have spent almost one hundred thousand dollars in special assessments in their condo board fixing problems in this community. I was just in a beautiful unit here that I would recommend to my buyers any day of the week. Just because they've paid out a large special assessment and fixed some problems in the community, doesn't mean the community isn't a great place to live or a good investment. I think it's up to the individual buyer if they're comfortable with that situation. You can see that wall up there underneath those houses, that's the second wall that was built there. The first wall came down, they had to redo it, there's litigation pending. There are special assessments to fix it. I didn't see the Calgary Real Estate Board putting out memos about that. I think its very dangerous that the Calgary Real Estate Board is telling realtors who don't work in this specific market to be careful of that neighborhood. That's another reason to hire a local specialist, that's another issue. Calgary Real Estate Board should retract that comment but we all know that their attractions don't get the same headlines as the original unfounded allegations.
