Hey there! Rob Reynar here just checking in, wanna talk a little bit about market statistics for Cochrane. It's been an unbelievable month again. November was terrific, thirty two sales, thirty four sales I believe for October. So, great fourth quarter shaping up. It's interesting in the fourth quarter last year, there was thirty four sales combined for the three months. So the market is really cooking. The other thing that's interesting is the median price it's in about three hundred seventy three thousand, it was about three sixty for November of last year but the really interesting stat is the sale to listing ratio that's at ninety eight percent right now which is pretty much normal for Cochrane on average. Last year at this time it was ninety five percent. Definitely was a buyers market, buyers were getting more off the list price last year than they are right now in the market place. They're getting only two percent off list, that means if you sell your house for four hundred thousand you just made an extra twelve thousand compared to last year. So, that's a really interesting number and I think these number will continue into the spring. It's going to be a terrific spring market and I think it's gonna be a busy December and it's probably gonna be busier than normal. So, that's really good over all for the Cochrane market.
