BUYERS MARKET?
There are some things happening with listing numbers that make me wonder what's up for the rest of the summer. My Spidey senses tell me if you are on the market right now, do what you need to do to get a sale in the next few weeks.

Hey there, Rob Reynar here checking in. Just want to talk a little bit about market conditions. It's the beginning of the month and we always look at monthly stats at the beginning of the month to find out what's going on, where we stand. I'm not really gonna delve in any specific numbers but I will just make a general comment. In my opinion, I believe there may be some dark clouds on the horizon here. I'm not trying to be a negative nelly. I'm not trying t be a downer on the market. It's not a bad time to do real estate business it seldom is however, the number, the shear number of listings that we have right now not just in Cochrane's market. I think as of this morning Single Family rate around the hundred and fifty, Single Family houses on the market. Overall Calgary Real Estate Board at the end of April over eleven thousand. Those types of numbers are a little bit worrisome. I know media reports from the board have said that it's a balanced market. I think that's optimistic, I think we're actually heading into a buyer's market in many price points. Especially higher end homes say, walk-out bungalow product you know in Cochrane there's lots to look at definitely a buyer's market. I'm seeing that spread through different product types. So, I think we've got four to six weeks here of really good selling season before this listing inventory really takes over and things soften quite a bit. Again, I'm not trying to say that the market, the bottom is falling out of the market. I'm just saying if you have to get it done, if you got a July or an August possession and you got your house on the market right now. It's time to think about moving the price to get that gone before the fall because this listing inventory is quite high. What are your thoughts?
