Turns out there is nothing in the Restrictive Covenants supporting that. Many home owners are taking advantage and getting rid of rotting wood roofs in the neighbourhood.

All I ask of a Home Inspector is to back up what you say with proof, visit the house again if need be, and not be afraid to tell the Buyer there's nothing wrong. You don't have to justify your fee! I ranted a bit here, but stick with it, there is a point!!
