The fallout continues in the ongoing saga of the Bow Ridge Wall situation. Here's what I think the homeowners in the area should do... learn from the past...

Hey there, Rob Reynar here checking in up in Bow Ridge. Just checking out a new listing up in Bow Ridge that just happens to be on the much talked about Gabion wall up here that Stantec Engineer has recommended be completely replaced, was originally under-engineered to do the job that it was asked to do. Now not every homeowner has had problems. This homeowner has had no problems but they are looped in this entire scenario. Information from the town of Cochrane is suggesting that the homeowners will be responsible financially to get this job done. I think that's still up for debate and I would not be surprised if there are some law suits accordingly. Separate issue, I'm not gonna speculate whether that's a good, bad or indifferent idea. My suggestion from a marketing perspective, from a real estate perspective would be for everybody on this street to get a cohesive solution to this problem ASAP because the longer this sits with questions unanswered, the more uncertainty it's gonna be for the entire neighborhood and that's not good for market value. If you ask the people in Gleneagles, ten years ago should they have acted quicker? I'm suggesting the answer would be, "Yes". To this day every seller and every buyer in Gleneagles we still deal with those old Gleneagle issues. So, sellers in Bow Ridge on the affected wall area, get together, get a solution and get going on it so that this could be in the past and market value will be less affected.
